How to Choose the Right Flooring for High-Traffic and Moisture-Prone Areas

Many homes feature the same flooring in their mudroom as in their living rooms, but the former has to deal with 30x the amount of water and grit. A hard-wearing floor with a durable finish will always stand the test of time far better than what is found in another part of the house, so do not apply residential living room specifications to a mudroom and expect to achieve comparable results. Recalibrate the expectations of the floor material based on the obstacles specific to that room and zone.

Why “zone-first, material-second” dominates over generic material comparisons

Much flooring advice is written in the structure of “here are the options”, but the reality is that a mudroom and a dining room have nothing in common, and comparing the specifications of one material to the properties of another in a generic sense fails to account for these differences. Instead, it is more useful to separate the home into zones based on the stresses they impose on the floor, and analyze the materials that would best fit.

Divide your own home into “entry”, “kitchen/living”, and connecting “hallway” zones. The entry is the furthest area from the warm interior, and has the most obstacles like snow and ice to contend with. Kitchens and laundry rooms are where the moisture accumulates and has to be dealt with. Connecting hallways and living areas see the most traffic, even if they are less wet.

Entry: build a sacrifice zone, not a showcase

A sacrifice zone of 6 to 8 feet within and surrounding all exterior doors in snow climates should be established to absorb the brunt of the damage, since it’s the area most likely to be exposed to ice and salt. It is the only zone in the house that prioritizes practicality over appearance, and the floor covering here has to withstand the punishment of heavy traffic without appearing dirty or damaged.

Glazed porcelain tile and luxury vinyl plank are the two real options, with porcelain having a slight edge in terms of long-term practicality, if not appearance. It has a water absorption rate of below 0.5%, compared to natural stone’s 5-10%, and is resistant to salts. However, not all porcelain tiles are equal, and the lowest acceptable coefficient of friction is 0.42 for commercial use in wet areas, as stated by the ANSI A137.1 standard. It is important to research the dynamic coefficient of friction of the material, not get tricked by the more polished appearance, and accept that a matte or textured porcelain tile with an adequate slip resistance is best for an entry, despite being less desirable in a showroom.

Luxury vinyl plank, meanwhile, has thicknesses to consider. For high-traffic areas that also see salt and dirt, a 20 mil or more wear layer is necessary. 12 mil is acceptable in a low-traffic area like a guest room, but it will quickly delaminate and scar in an entry. This can happen within only a year or two when it has to contend with de-icing salts sticking to the material, accelerating the process.

Water resistant is not waterproof – and can lead to premature returns

This is the number one reason why people return flooring purchases. Water resistant materials will resist incidental spills and moisture, like a dog shaking off water in the hall, but waterproof materials made with WPC or SPC cores are necessary to prevent the expansion of the material when faced with prolonged dampness or standing water. In a mudroom, where snowmelt can pool at the front door for the majority of the winter, water resistant is insufficient, and it is important to actually check what the fine print for a given waterproof product actually says, since marketing tends to exaggerate claims on packaging and in showrooms. Manufacturers know that customers want waterproof materials, so many falsely advertise their floorings resistance to incidental moisture exposure, even if the actual contract says otherwise.

Kitchen and laundry: permanence vs comfort

As mentioned, kitchens and laundry rooms are where the moisture accumulates, as opposed to entries where it is shed. They also see more foot traffic than the bedroom or formal dining room areas. Tile is the clear favorite for kitchens, but not the only option.

The devil is in the details

A tile floor rarely fails because of the tile itself, but because of details like the underlayment and grout. Backer board, specifically cementitious board, should be installed underneath tile in any wet area, since it is more resistant to the inevitable moisture that works its way through the grout than either drywall or plywood ever hope to be. Epoxy-modified grout is also necessary in wet areas, since it is far more water resistant than standard sanded grout. If not, the grout can crack, turn moldy, and allow staining to occur, even if the tile itself is beautiful. The same goes for the subfloor, since it is what keeps things secure and stable. An appropriately installed tile with the wrong backer board and grout will inevitably leak through at the weakest point, the edges around the dishwasher or washing machine, after about 2 years.

If the owner is considering in-floor radiant heating for the kitchen, it is actually a perfect complement to tile. It will evaporate the surface moisture that tends to accumulate throughout the day or over the weekend faster than on a standard floor, and it combats the coldness that many associate with tile, making it more appealing. The caveat is that the floor heating must be installed with a compatible underlayment, since not all options are compatible with all types of tiles or with grout. It will likely crack the grout lines after about a year over several cycles of expansion and contraction if the wrong combination is used.

Hallway and high-traffic living: floating floors and seams

Hallways and open plan living areas see less water than the kitchen, but more traffic, and are therefore subject to more pressure on the floor covering. Seams tend to fail faster in these areas due to the nature of floating floors, but the subfloor’s flatness and levelness affects them as well.

Many homeowners who opt for a floating LVP through their home neglect the state of the subfloor underneath when installing, but it is just as important to the seams as the material’s ability to resist moisture. With an unlevel subfloor, the edges can curl upwards and allow moisture to penetrate, causing more failure than most other conditions. It is important to adhere to the 3/16 per 10′ standard most manufacturers recommend for floating LVP installations. If the subfloor is too flexible, the planks edges will eventually separate due to the movement.

The next step for high-traffic areas in these zones is to utilize a moisture barrier underlay. It is always important to protect the surface from water intrusion, but concrete has a propensity to wick water up from the slab, no matter if there is a crawlspace or not. The specifics will differ, but an underlayment with moisture protection is always necessary, particularly over a basement slab before installing LVP or luxury hardwood.

Acclimation is another consideration, particularly with vinyl and engineered wood, that is often neglected when renovation timelines are pushed and new construction is rushed. Neglecting it can cause trapped moisture under planks long before snow has even been shoveled inside.

Why hardwood, bamboo, and standard laminate are not ideal

It is completely understandable for a homeowner to want to pursue real hardwood or a laminated alternative, especially if the rest of the home is finished in this manner. However, as a general rule of thumb, it should not be used in any hallway or living area that doubles as the entrance to the home in snow belt areas, and it has nothing to do with the advertised durability of the topcoat or moisture resistance.

The problem with de-icing salts is that they attract moisture to the fibers of the material, which degrade the topcoat or sealant. Sand and salt act as an abrasive to scour the same sealant away. Add in the freeze-thaw cycles common to most snowbelt climates, in which the humidity indoors swings wildly between heated winter and summer, and the effects are magnified, causing common issues like wood cupping, gapping, or swelling in less than 2 winters. Hardwood’s resistance to denting (as shown by the Janka hardness) has nothing to do with its resistance to moisture, and the latter is the real threat in these areas.

The riskiest purchase isn’t the cheap laminate, it’s the vague waterproof vinyl from the big box store

The tendency for many big box stores and their websites is to sell “waterproof” vinyl plank flooring in the middle price range with vague language on the warranty, excluding standing water, salt, and other substances that are inevitable on the entrance floor. This leaves many homeowners surprised when the fine print of the warranty does not cover the inevitable damages incurred, when they thought they were getting a mid-range price for a top-quality waterproof vinyl. A 6 mil wear layer, for example, is completely insufficient for an entryway and will delaminate and scratch within the first winter in high-traffic areas, but many big box stores advertise their products as durable for “15+ years” without disclosing this detail because it would affect the price point.

Warranties are a good barometer for what to buy, and many “waterproof” materials will have specific language on them that customers overlook, such as an exclusion for salt or subfloor prep not being done according to their specifications. If the latter is true, many installers will be liable for the costs of repairs if they failed to follow the protocol, but it is still a warranty condition to research before making a purchase.

Verify claims in person

Product specs and pictures online cannot indicate how the surface of a tile finish feels under wet feet, or how much a wear layer has in terms of texture and thickness beyond a printed pattern with a clear top coat. Many people, especially online, will fail to check these details, and they end up as the most expensive mistakes a buyer can make for their entryway. Walking through a showroom and running one’s hands over sample tiles can indicate far more than scrolling through a website ever could in the same amount of time.
